This advanced course examines the retracement of difficult boundaries involving conflicting deeds, uncertain or missing monuments, gaps, overlaps, encroachments, occupation evidence, and disagreements between adjoining owners. It focuses on reconstructing previously established boundaries through a defensible evaluation of the available documentary, physical, testimonial, and measurement evidence.

Participants will study conveyance chronology, senior and junior rights, deed ambiguities, monument classification, proportionate measurement, parent-tract accounting, and the reconciliation of record dimensions with field conditions. The course also addresses technical documentation, evidence matrices, alternative boundary models, uncertainty analysis, and the preparation of clear survey reports and exhibits.

Dispute prevention and resolution methods are presented alongside professional ethics, quality assurance, risk management, mediation support, corrective instruments, and communication with property owners and legal counsel.
